Overview
Suwanee is a city in northern Gwinnett County, along I-85 and Buford Highway. The Chattahoochee River forms its western edge, with Johns Creek on the other side. Duluth is to the southwest and Sugar Hill to the northeast.
What stands out to me is how much of Suwanee is parks and trails. Its downtown was planned around a park, and in 2024 a second park opened next door, with the elevated bridge in the photo.
Good to know: many homes with a Suwanee mailing address (ZIP 30024) are outside the city limits, in unincorporated Gwinnett or in Forsyth or Fulton County. That can change your property taxes and, outside Gwinnett, the school district, so check the exact address.
History in brief
Suwanee began as a Native American village about 3 miles southwest of today’s downtown, where Suwanee Creek flows into the Chattahoochee. The federal government recognized Suwanee as a town when its post office opened in 1838.
The railroad arrived in 1871 and the village grew up around the depot. Suwanee incorporated in 1949, when it covered about 3.1 square miles, and stayed a small farming town until I-85 brought new development in the 1970s. Today it covers about 10.8 square miles.
Downtown & things to do
- Town Center. Built on a former industrial site at Lawrenceville-Suwanee Road and Buford Highway, it covers more than 63 acres of shops, restaurants, offices, homes and City Hall (opened in 2009).
- Town Center Park. This 10-acre park is the city’s main event space, with a stage and amphitheater, more than a mile of looping sidewalks and the Big Splash interactive fountain (usually open April 1 to October 31). It hosts concerts, festivals and farmers markets.
- Town Center on Main. Opened in 2024 at 421 Main Street, this park of about 13 acres has a 1,200-foot elevated walkway, a reflection pond, a waterfall, volleyball courts and Greater Good, a veterans memorial. A pedestrian tunnel connects it to Town Center Park.
- Suwanee Circle. A food truck park that opened at Town Center on Main in spring 2026, open Wednesday through Sunday evenings.
- Old Town. On historic Main Street, Main Street Park reopened in August 2026 with a new pavilion, a lawn and a renovated basketball court.
Parks & outdoors
The city maintains 182 acres of parks, plus its trails. Through an open-space bond that voters approved in 2001, the city created five new parks and extended the greenway.
- Suwanee Creek Greenway. A paved, multi-use trail of about 4 miles through woods and wetlands. The main trailhead is at Suwanee Creek Park (1170 Buford Highway), which also has an 18-hole disc golf course. In October 2026 the city listed the boardwalk entrance near Town Center as closed for repairs.
- Sims Lake Park. 62 acres with a 7-acre lake, a dock and a 1.2-mile loop trail.
- DeLay Nature Park. About 15 wooded acres along Brushy Creek, next to Town Center on Main, with a short creekside trail.
- George Pierce Park. A 304-acre Gwinnett County park at 55 Buford Highway, with a recreation center, sports fields, a pond and paved trails.
Getting around
Interstate 85 passes through Suwanee. GA 317, the state-highway stretch of Lawrenceville-Suwanee Road, runs entirely inside the city, from I-85 northwest to Buford Highway (US 23). Buford Highway was built through Suwanee in the 1930s, and Town Center sits where it meets Lawrenceville-Suwanee Road.
My advice: before you make an offer, drive from the home to your work at the hour you’d really be commuting.

If you’re buying your first home with down payment help, check price limits early. In Gwinnett, Georgia Dream’s maximum sales price is $625,000, and Homestretch’s limit for an existing home is $371,000. Read my down payment help guide and confirm with a licensed lender whether you qualify. You don’t have to save it all at once, and your budget is what decides if a payment works.

What’s next
- Pierce’s Corner: This 6,000-square-foot brick building in Old Town, from the early 1900s and owned by the city’s Downtown Development Authority, is being renovated to house a new restaurant.
- Martin Farm Road bridge: A Georgia DOT project is replacing it with a 240-foot bridge designed to reduce flooding. The work can affect the greenway trailhead and parking at Martin Farm Park.
- Lawrenceville-Suwanee Road bridge: For a GDOT bridge rehabilitation project, the city scheduled two weekend closures of the greenway section under the bridge (late September and early October 2026) and expects more temporary closures in a later phase.
