Overview
Grayson is one of the three cities I focus on, along with Lawrenceville and Loganville. It’s a small city of about 2.5 square miles in southeast Gwinnett, on GA 20 roughly 5 miles from each.
It has grown fast: from 765 residents in 2000 to 4,730 in the 2020 Census. Most of the city is single-family neighborhoods, with a small town center where GA 20 meets Grayson Parkway and big county parks nearby.
History in brief
Farmers had settled the area by the 1820s. On April 5, 1881, a post office named “Trip” opened in Rev. J.P. McConnell’s store. In 1898 the Loganville and Lawrenceville (L&L) Railroad arrived, and the town grew around it.
Grayson was incorporated on December 16, 1901, as Berkeley, but Georgia already had a town with that name, and the next idea, Graymont, was taken too. The name Grayson came from a letter sent from Grayson County, Texas, and a state act made it official on December 17, 1902. Train service ended in January 1932. Today The Railyard stands on land the old tracks once crossed.
Downtown & things to do
- The Railyard. A mixed-use town center with restaurants, shops, offices and townhomes. New one- and two-story buildings in a turn-of-the-century style stand next to restored original buildings.
- Historic buildings. The 1890s Fertilizer and Cotton Warehouse on Britt Street is the last building left from Grayson’s early business district.
- Kennerly-Cox House. The city bought this house, built in the late 1880s, in 2001. Today it’s an event space that also displays artifacts from Grayson’s past.
- Grayson Day. The city’s yearly spring festival, traditionally with a parade, food, crafts and live music. The 47th Grayson Day is set for April 24, 2027.
Parks & outdoors
- Grayson City Park. At 475 Grayson Parkway, the same address as City Hall, with open space for play, a playground, an outdoor stage (the Ampavilion) and a first-come, first-served pavilion.
- Tribble Mill Park. A 713-acre county park (Lawrenceville address) that the city lists as a Grayson-area park. It has a fishing lake with a boat ramp, a 3.4-mile paved trail, and unpaved trails for hiking, mountain biking and horseback riding.
- Bay Creek Park. A 154-acre county park on Ozora Road (Loganville address), with seven baseball and softball fields, a lighted skate complex and a 1-mile paved trail.
Getting around
Plan on driving. As of October 2026, Ride Gwinnett’s microtransit zones are in Snellville, Lawrenceville and Norcross, not Grayson.
- GA 20 runs about 5 miles north to Lawrenceville, where it meets GA 316 (toward I-85 or Athens), and about 5 miles southeast to Loganville.
- GA 84 (Grayson Parkway) runs 3.6 miles southwest to US 78 in Snellville.
My advice: before you make an offer, drive from the home to your work at the time you’d really be commuting.
Homes & the market
Here’s where Grayson stood in September 2026:
- Median sale price: $469,776, up 1.6% from a year earlier (Redfin, three months ending in September). The Gwinnett County median was $409,085.
- Typical home value: $425,407, down 2.7% from a year earlier (Zillow Home Value Index).
- Pace: homes sold after about 49 days on the market (71 a year earlier), for 96.6% of the list price. Only 13 homes sold (30 a year earlier), so these numbers can swing a lot from month to month (Redfin).
- ZIP code 30017 (Realtor.com): 123 homes for sale, a median list price of $471,225 and a median size of 2,726 square feet. This ZIP code reaches beyond the city limits.
Types of homes: Census estimates for 2020–2024 show that about 94% of Grayson’s homes are single-family detached houses, and roughly 6 in 10 were built between 2010 and 2019 (small-area estimates have wide margins of error). The city’s plan says the current trend for new neighborhoods is “conservation subdivisions”: lots 50 to 60 feet wide, with about 40% of the land kept as shared common space. Brownstones at The Railyard added 21 townhomes.
Shared common space often comes with an HOA (homeowners association) with rules and dues, so ask for its documents before you commit. And never rely on verbal promises: make sure everything is in writing.
Down payment programs have price limits. As of October 2026, in Gwinnett, Georgia Dream’s limit is $625,000, and Homestretch’s is $371,000 for an existing home or $425,000 for new construction. You don’t have to save it all at once: read my down payment help guide, and confirm whether you qualify with a licensed lender.
Schools
Grayson is served by Gwinnett County Public Schools. School assignments depend on the exact address, so check any home with the district directly. For public data on any Georgia public school, see the state’s Report Card.
What’s next
- The city’s plan: Grayson’s 2040 Comprehensive Plan (2024 update) aims to keep the city’s small-town feel while encouraging more mixed-use growth in the town center around The Railyard and better walking connections from neighborhoods to that center. It counts about 182 acres of vacant residential land, enough for roughly 455 more single-family lots.
- Trails and roads: The same plan notes that Gwinnett’s 2018 countywide trail plan lists the GA 20 and GA 84 corridors through Grayson as “priority trails,” to be built after the county’s core trail network. It also lists widening GA 20 from four to six lanes, from Ozora Road to Webb Gin House Road, as a long-range (15-year) county project.
