Gwinnett area guide

Duluth

A town that took the name Duluth in 1871 as the railroad came through, with the Chattahoochee River on its northern edge and a downtown Town Green that hosts events all year.

In short

Duluth is a Gwinnett County city about 25 miles northeast of downtown Atlanta, with the Chattahoochee River as its northern border. Its downtown is built around the Town Green, and the Gas South District and the Gwinnett Place area sit nearby with Duluth addresses. Over the three months ending September 2026, its median sale price was $443,739 (Redfin), above the Gwinnett County median of $409,085.

Overview

Duluth sits in west-central Gwinnett County, about 25 miles northeast of downtown Atlanta, with the Chattahoochee River as its northern border. My Keller Williams office is on Satellite Boulevard in Duluth.

The city’s downtown is built around the Town Green, and the Gas South District and the Gwinnett Place area are close by.

Keep in mind that a Duluth mailing address doesn’t always mean the city of Duluth, or even Gwinnett County. Parts of Johns Creek (Fulton County) and unincorporated Forsyth County use Duluth ZIP codes too. Check the county on every listing: property taxes and school assignments follow where the home actually is.

History in brief

This was Cherokee land. Cotton merchant Evan Howell built a road from his cotton gin on the Chattahoochee to Old Peachtree Road, and the settlement became known as Howell’s Cross Roads, then Howell’s Crossing. In 1871, after Congress funded a railroad line into the community, the town was renamed Duluth, for Duluth, Minnesota.

In the early 1920s, Duluth voters elected Alice Harrell Strickland, the first woman elected mayor in Georgia. She also donated land that became the state’s first community conservation forest. The city remade its downtown in the early 2000s.

Downtown & things to do

  • The Town Green. This open lawn at the center of downtown hosts events all year. The Duluth Fall Festival takes over downtown on the last weekend of September, with a parade, a 5K, and vendors selling arts, crafts and food.
  • Main Street. Red Clay Music Foundry, a 257-seat listening room, hosts live music, and Good Word Brewing & Public House is on the same street.
  • Southeastern Railway Museum. Georgia’s official transportation history museum sits on 30 acres on Buford Highway, with more than 90 pieces of rolling stock and the restored 1871 Duluth passenger depot. Regular admission includes one train ride, when crews and conditions allow.
  • Gas South District. This 118-acre campus has a Duluth address, but Gas South Arena sits in unincorporated Gwinnett County, outside the city limits. The district includes the arena (home of the Atlanta Gladiators hockey team), a convention center, a theater, the Hudgens Center for Art & Learning and the 348-room Westin Atlanta Gwinnett.
  • Gwinnett Place area. About 10 minutes from downtown, it’s known for restaurants serving Korean, Chinese, Japanese, Thai and Vietnamese food, plus bakeries and dessert cafés.

Parks & outdoors

  • Rogers Bridge Park. This city park is on the Chattahoochee. The rebuilt Rogers Bridge, a footbridge with the look of the early-1900s steel bridge it replaced, opened in July 2023 and crosses the river to Cauley Creek Park in Johns Creek.
  • McDaniel Farm Park. This 134-acre county park was the McDaniel family’s cotton farm from 1859 to 1999 and is restored to look like a 1930s Gwinnett farm. It has 3 miles of paved and unpaved trails, a farm-themed playground and a dog park area.
  • Shorty Howell Park. This 67-acre county park on Pleasant Hill Road has a 1.25-mile paved trail, a lake and seven lighted youth ball fields.

Getting around

Plan on driving most places. The city sits north of I-85. Buford Highway, Duluth Highway (GA 120), Sugarloaf Parkway and Pleasant Hill Road are among its main roads, and Peachtree Industrial Boulevard runs through it too.

Ride Gwinnett local buses run Monday through Saturday for $2.50 a ride. Route 10A/10B links Sugarloaf Mills, Gwinnett Place and MARTA’s Doraville Station, and Route 40 runs from Lawrenceville to Sugarloaf Mills and Gwinnett Place. On-demand microtransit doesn’t serve Duluth right now.

My advice: before you make an offer, drive from the home to your work at the time you’d really be commuting.

Homes & the market

Here’s where Duluth stood in September 2026:

  • Median sale price: $443,739 over the three months ending in September, down 8.7% from a year earlier (Redfin). The Gwinnett County median was $409,085.
  • Typical home value: $433,804, down 2.6% from a year earlier (Zillow Home Value Index).
  • Pace: homes sold after about 42 days on the market, the same as a year earlier, for 97.9% of the list price on average. 98 homes sold in September, compared with 104 a year earlier (Redfin).

Homes for sale by ZIP code, September 2026 (Realtor.com). Both ZIP codes reach beyond the city limits.

ZIP Homes for sale Median list price
30096 162 $436,750
30097 161 $692,750

Types of homes: Census estimates for 2020–2024 show that about 47% of the city’s homes are single-family detached houses and about 17% are townhomes or other attached homes. Most of the rest are in buildings with two or more units. About 58% were built between 1980 and 1999, and about 14% in 2010 or later.

Down payment programs have price limits. In Gwinnett, Georgia Dream’s limit is $625,000, and Homestretch’s is $371,000 for an existing home or $425,000 for new construction. You don’t have to save it all at once: read my down payment help guide, and confirm whether you qualify with a licensed lender.

Schools

The city of Duluth is served by Gwinnett County Public Schools. Homes with a Duluth address in Fulton or Forsyth County are served by Fulton County Schools or Forsyth County Schools instead. School assignments depend on the exact address, so check any home with the district directly. For public data on any Georgia public school, see the state’s K-12 Report Card.

What’s next

  • Gwinnett Place Mall: This 1984 mall is now largely empty. In September 2025, the county’s Urban Redevelopment Agency approved buying the former Sears site, which would put 87.5 of the site’s roughly 90 acres under county ownership. That same month, the county opened a national search for a developer to build a walkable, mixed-use hub, with proposals due in December 2025. A new Gwinnett Place Transit Center is planned to open in 2032 (Urbanize Atlanta, September 2025).
  • Hanover Sugarloaf: A former office building at 1855 Satellite Boulevard, across from the Gas South District, is being torn down for 305 apartments. As of July 2026, there was no opening date.
  • Satellite Commons: On the 40-acre former NCR headquarters site near I-85 and GA 316, phase one has 350 apartments, 64 rental cottages and space for shops and restaurants, with 350 more units planned (Urbanize Atlanta, August 2025).
